Margie Seaman is CEO and founder of 27-year old Seaman Realty and Management Company, based in Jacksonville, FL. She represents the commercial, retail and investment real estate arena in sales and lease-up of conventional property portfolios and adaptive re-use of real property. Her expertise in rebuilding and redeveloping urban communities includes a keen awareness of local government incentive programs to attract and retain businesses, sales and marketing, zoning/land use, economic development, promotional brokerage, and real estate advisory. Seaman has promoted commercial communities to private and institutional investors, tenants, landlords, buyers, and sellers for the past three decades.  She offers a profound understanding of people, and an extensive instinct and sensitivity for their business and personal motivations, of environmental regulations/remediation protocols, development incentives, adaptive reuse, and financing instruments. 

 

Seaman is an avid participant in Jacksonville’s Downtown business community and is happy to have had a role in the creation of the recently enacted Retail Enhancement Program, which is an effort to spur downtown retail development by closing the gap between rents that downtown retail tenants can afford and rents that building owners will need after renovating spaces for these tenants. To date, this retail incentives program has brought 110 new jobs and $3 million in capital investment to the urban core. She also conceived of, and enacted, the Building Art Program, which enables artists to occupy properties gratis that she represents for sale or for lease, the theory being that the property owner recognizes that 1) art deserves to be seen; 2) most artists do not have the capital to open a gallery; 3) letting artists use the space during the buildings' marketing period could make a difference in finding the right buyer/tenant/investor. The BAP is a great equalizer; all parties win: the landlord, the artist, the real estate agent, and the new user.
 
She is a graduate of Leadership Jacksonville’s Class of 2013, member of The Rotary Club of Jacksonville (downtown club) and Program Host and Producer of its Rotary News Network, a Board member of University of North Florida's Thomas G. Carpenter Dean's Leadership Council, a former Trustee of the JaxChamber, Dignity U Wear and World Class Jax, and founder of IlluminateJAX, an initiative to artfully illuminate Jax's downtown skyline, and which has the backing of the Jacksonville Jaguars NFL Team to subsidize lighting installations by tower owners, a program which she founded in 2013 and continues to run.
 
Finally, Margie is a graduate of The University of Michigan in Ann Arbor (Go Blue!), and has her Masters Degree in Public Administration from New York University, which was paid for by her employer at that time, Mayor Ed Koch with The City of New York.
